KHAIIestate is not a hotel. It is not a resort.
We are a private estate in the heart of Janda Baik, created for those who appreciate quiet mornings, fresh air, the sounds of nature, and the simple luxury of having space to slow down.
KHAIIestate is intentionally not designed for mass tourism. We host only a small number of guests at a time, allowing the estate to remain peaceful, private and unhurried.
Our room rates start from:
Weekdays: RM500 – RM1,500 per night
Weekends: RM600 – RM1,800 per night
A RM100 – RM200 surcharge (depending on unit type) applies during school holidays, the eve of public holidays and public holidays.
Rates are per room per night and include breakfast based on villa capacity.

Additional guests are welcome at RM150 per person, per night, inclusive of breakfast. For additional guests, a mattress will be provided instead of a bed. Guests above 12 years old are considered adults.

Yes! Milli Café is located within KHAIIestate and is open to both staying guests and visitors. Guests can enjoy our selection of local favourites, drinks and other menu items.

Yes! Our riverside picnic experience is available as a bookable activity. Picnic slots must be reserved in advance and are subject to availability, via our WhatsApp.
Walk-in use of the picnic deck is not available, as the area may be reserved for booked picnic sessions. You can make your booking through our WhatsApp.

Yes! Guests with a picnic booking may add food and drinks from the Milli Café menu. Simply let our team know if you would like to add anything to your picnic experience. Outside food is not permitted.
Non-staying visitors are welcome at Milli Café, subject to our operating hours and arrangements. However, access to the river, river decks, and our swimming pool are reserved for booked picnic sessions and staying guests.
If you’d like to eat at Milli Café with the à la carte menu, feel free to walk in anytime during operating hours — 8:30 AM – 10:00 PM (last order at 9:00 PM). Eating at the decks by the river is reserved only for picnic bookings and staying guests.
If you’d like to have a picnic by the river, you’ll need to book a slot for our picnic package. We advise booking early, as slots fill up very fast — our picnic decks and space are very limited, so prior booking is required. For staying guests, we have dedicated decks for them ☺
We love our furry friends, but unfortunately, pets are not allowed on the premises. We appreciate your kind understanding and cooperation.
Yes, Wi-Fi is available for guests. However, as KHAIIestate is surrounded by nature, mobile connectivity may vary depending on your network provider.
Cooking inside the accommodation is not permitted. Guests may enjoy our BBQ facilities at the designated BBQ area, subject to availability and our house rules.
Our quiet hours are from 10:00 PM onwards. To preserve the peaceful atmosphere for everyone, the following are not permitted after 10:00 PM: loud music or excessive noise, use of the swimming pool, and BBQ activities. We kindly ask all guests to be considerate of others during their stay.

Yes. A refundable RM200 security deposit is required upon check-in and will be returned upon check-out, subject to no damages or violations of the house rules.
Bookings are non-refundable. Cancellation, modification, late check-in, early check-out or no-show will not be eligible for a refund.
Date changes are subject to management approval, availability, and any applicable rate differences, and must be requested at least 15 days from the original / initial check-in date.
Outside food is not permitted. Guests are welcome to enjoy meals and drinks from Milli Café during their stay.
