House rules & terms.

• Full payment is required at the time of booking to secure your reservation.
• Reservations are confirmed only upon receipt of full payment.
• All rates are quoted in Malaysian Ringgit (RM) and are charged per villa, per night.

• Rates vary according to the selected villa type.
• Each villa includes breakfast based on its standard occupancy as stated in the published rate schedule.
• Additional guests are subject to an Additional Guest Surcharge of RM150 per person, per night, inclusive of breakfast.
• Guests aged 12 years and above are considered adults and will be charged accordingly.
• The maximum occupancy (all ages) of each villa must not be exceeded.
• Peak season surcharge applies per villa, per night during school holidays, the eve of public holidays, and public holidays — based on the booked villa type, as published in our accommodation rates.

• All bookings are strictly non-refundable.
• No refunds will be given for cancellation, booking amendments, late check-in, early check-out, or no-show.
• Date changes are subject to management approval, availability, and any applicable rate differences.
• Date changes must be requested at least 15 days from the original / initial check-in date.

• Check-in: 3:00 PM · Check-out: 12:00 PM.
• Early check-in and late check-out are subject to availability and may incur additional charges.

• A refundable security deposit of RM200 per villa is required upon check-in.
• Refunded after check-out provided: no damage to the villa or estate property, no items missing, house rules observed, and no additional cleaning or repair charges required.
• Management reserves the right to deduct any applicable charges from the security deposit.

• Only registered guests included in the booking are permitted to stay overnight at KHAIIestate.
• The number of guests staying in the villa must correspond with the number of guests declared at the time of booking.
• All guests, including additional guests, must be registered with KHAIIestate.
• Additional guests are subject to the applicable Additional Guest Surcharge of RM150 per person, per night, inclusive of breakfast, and must be paid before or upon arrival.
• Only registered and paid guests are permitted to use KHAIIestate’s facilities, including but not limited to the swimming pool, river, BBQ facilities, wet deck, buggy services, and other shared facilities.
• Guests are not permitted to bring unregistered visitors or additional persons onto the premises to stay, gather, or use the estate’s facilities, regardless of whether they stay overnight.
• Any visitors who are permitted by management must obtain prior approval and may be subject to applicable visitor charges or restrictions.
• Management reserves the right to deny access to the premises and facilities to any unregistered person.
• The maximum occupancy of each villa must not be exceeded at any time.
• Booking a villa does not grant access to facilities for persons who are not registered guests.
• Failure to declare additional guests or allowing unregistered persons to use the facilities may be treated as a breach of the Terms & Conditions and House Rules and may result in additional charges, deduction from the security deposit, or termination of the stay without refund.

• Provided according to the standard occupancy of the booked villa.
• Additional guests who have paid the Additional Guest Surcharge also receive breakfast.
• Served daily from 8:00 AM to 11:30 AM.
• Served according to the In-House Guest Breakfast Menu — non-transferable, non-exchangeable, and cannot be redeemed for cash.

• Guests are responsible for keeping the villa and estate facilities in good condition, supervising children at all times, and exercising reasonable care when using estate facilities.
• Guests may be charged for any loss, damage, excessive cleaning, or misuse of estate property.

• Refuse accommodation or terminate a stay if guests violate the Terms & Conditions or House Rules.
• Charge guests for damages or losses caused during their stay.
• Amend room rates, policies, and these Terms & Conditions without prior notice.
• Refuse bookings at management’s discretion where necessary.

• Personal information collected during the reservation process is used solely for processing reservations, managing guest stays, and operational/administrative purposes.
• Your information is handled in accordance with applicable privacy laws.

• Cooking inside the villas is strictly prohibited.
• BBQ is permitted only at the designated BBQ pit, where applicable.
• Portable gas stoves, charcoal stoves, induction cookers, or similar cooking equipment are not allowed inside the villas.

• Smoking and vaping are strictly prohibited inside all villas.
• Designated outdoor smoking areas should be used where available.
• Cleaning or damage charges resulting from smoking inside the villa may be deducted from the security deposit.

KHAIIestate is a non-pet-friendly establishment. Pets of any kind are not permitted on the premises.

• Loud music, parties, shouting, or excessive noise are not permitted.
• Quiet Hours are from 10:00 PM to 8:00 AM.
• During Quiet Hours, guests are expected to keep conversations and activities at a considerate volume.
• The swimming pool and BBQ facilities are not permitted for use after 10:00 PM — please complete all pool and BBQ activities before Quiet Hours begin. Non-compliance may result in a warning, additional charges, or termination of the stay without refund, at management’s discretion.

• Please do not hang wet clothing, towels, or linens outside the villa.
• Please do not leave cooking equipment, camping gear, furniture, or personal belongings in common or outdoor areas.

Wet clothing should not be hung or dried inside the villa, where it may cause dampness, stains, or damage to furnishings. The same rule applies outside the villa.

• Guests are kindly requested not to remove towels, robes, linens, appliances, or any other items provided in the villa.
• Missing or damaged items may be charged accordingly.

• KHAIIestate facilities are for registered guests only.
• Only registered guests may use the swimming pool, river, BBQ pit, wet deck, buggy services, and other estate facilities.
• Visitors require prior approval from management and may be subject to access restrictions.
• Unregistered visitors are not permitted to use the facilities or stay overnight.
• Any additional guests must be registered and the applicable Additional Guest Surcharge paid, subject to the villa’s maximum occupancy.
• Management reserves the right to refuse visitor access or take appropriate action for any breach of this policy, including additional charges or termination of the stay without refund.

• Guests are responsible for their own personal belongings.
• KHAIIestate shall not be liable for any loss, theft, damage, accidents, injuries, or incidents arising from negligence, misuse of facilities, or failure to comply with estate rules.

• Failure to comply may result in: deduction from the security deposit; additional cleaning, repair, replacement, or damage charges; immediate termination of the stay without refund; refusal of future reservations at KHAIIestate.
• KHAIIestate is not liable for any cancellation, delay, or interruption of services caused by events beyond its reasonable control (natural disasters, severe weather, government directives, public health emergencies, utility failures, or other unforeseen circumstances). In such situations, management determines any rescheduling or booking arrangements at its sole discretion.
