KHAIIestate – Terms & Conditions of Reservation
By making a reservation with KHAIIestate, you acknowledge that you have read, understood, and agree to the following Terms & Conditions.
1. Reservation & Payment
- Full payment is required at the time of booking to secure your reservation.
- Reservations are confirmed only upon receipt of full payment.
- All rates are quoted in Malaysian Ringgit (RM) and are charged per villa, per night.
2. Rates, Occupancy & Surcharges
- Rates vary according to the selected villa type.
- Each villa includes breakfast based on its standard occupancy as stated in the published rate schedule.
- Additional guests are subject to an Additional Guest Surcharge of RM150 per person, per night, inclusive of breakfast.
- Guests aged 12 years and above are considered adults and will be charged accordingly.
- The maximum occupancy (all ages) of each villa must not be exceeded.
Peak Season Surcharge
Peak season surcharges apply per villa, per night during:
- School Holidays
- Eve of Public Holidays
- Public Holidays
The applicable surcharge is based on the booked villa type as published in our accommodation rates.
3. Cancellation, Amendment & No-Show Policy
- All bookings are strictly non-refundable.
- No refunds will be given for:
- Cancellation
- Booking amendments
- Late check-in
- Early check-out
- No-show
- Date changes are subject to management approval, availability, and any applicable rate differences.
- Date changes has to be requested at least 15 days from the original / initial check-in date.
4. Check-In & Check-Out
- Check-in: 3:00 PM
- Check-out: 12:00 PM
Early check-in and late check-out are subject to availability and may incur additional charges.
5. Security Deposit
A refundable security deposit of RM200 per villa is required upon check-in.
The deposit will be refunded after check-out, provided:
- No damage has been caused to the villa or resort property.
- No items are missing.
- House Rules have been observed.
- No additional cleaning or repair charges are required.
Management reserves the right to deduct any applicable charges from the security deposit.
6. Occupancy
- Only registered guests are permitted to stay overnight.
- Additional guests must be declared prior to check-in and applicable charges must be paid before arrival.
- Unregistered overnight guests are strictly prohibited.
- Exceeding the maximum occupancy of a villa is not permitted.
7. Breakfast
- Breakfast is provided according to the standard occupancy of the booked villa.
- Additional guests who have paid the Additional Guest Surcharge will also receive breakfast.
- Breakfast is served daily from 8:00 AM to 11:30 AM.
- Breakfast is served according to the In-House Guest Breakfast Menu and is non-transferable, non-exchangeable, and cannot be redeemed for cash.
8. Guest Responsibility
Guests are responsible for:
- Keeping the villa and resort facilities in good condition.
- Supervising children at all times.
- Exercising reasonable care when using resort facilities.
Guests may be charged for any loss, damage, excessive cleaning, or misuse of resort property.
9. Management Rights
KHAIIestate reserves the right to:
- Refuse accommodation or terminate a stay if guests violate the Terms & Conditions or House Rules.
- Charge guests for damages or losses caused during their stay.
- Amend room rates, policies, and these Terms & Conditions without prior notice.
- Refuse bookings at management's discretion where necessary.
10. Personal Data
Personal information collected during the reservation process will be used solely for:
- Processing reservations
- Managing guest stays
- Operational and administrative purposes
Your information will be handled in accordance with applicable privacy laws.
House Rules
To ensure a pleasant, safe, and peaceful environment for all guests, the following House Rules apply.
1. Cooking & BBQ
- Cooking inside the villas is strictly prohibited.
- BBQ is permitted only at the designated BBQ pit, where applicable.
- Portable gas stoves, charcoal stoves, induction cookers, or similar cooking equipment are not allowed inside the villas.
2. Smoking
- Smoking and vaping are strictly prohibited inside all villas.
- Designated outdoor smoking areas should be used where available.
- Cleaning or damage charges resulting from smoking inside the villa may be deducted from the security deposit.
3. No Pets
KHAIIestate is a non-pet-friendly establishment. Pets of any kind are not permitted on the premises.
4. Noise & Quiet Hours
To respect the comfort and privacy of all guests:
- Loud music, parties, shouting, or excessive noise are not permitted.
- Quiet Hours are from 10:00 PM to 8:00 AM.
- During Quiet Hours, guests are expected to keep conversations and activities at a considerate volume.
- The swimming pool and BBQ facilities are not permitted for use after 10:00 PM. Guests are kindly requested to complete all pool and BBQ activities before Quiet Hours begin. Failure to comply may result in a warning, additional charges, or termination of the stay without refund at management's discretion.
5. Outdoor Areas
Please do not:
- Hang wet clothing, towels, or linens outside the villa.
- Leave cooking equipment, camping gear, furniture, or personal belongings in common or outdoor areas.
6. Drying Clothes
Wet clothing should not be hung or dried inside the villa where it may cause dampness, stains, or damage to furnishings. The same rule applies to outside the villa.
7. Resort Property
Guests are kindly requested not to remove towels, robes, linens, appliances, or any other items provided in the villa.
Missing or damaged items may be charged accordingly.
8. Visitor Policy
Only registered guests are permitted within the accommodation.
Visitors must obtain prior approval from management. Unregistered overnight stays are strictly prohibited.
9. Safety
Guests are responsible for their own personal belongings.
KHAIIestate shall not be liable for any loss, theft, damage, accidents, injuries, or incidents arising from negligence, misuse of facilities, or failure to comply with resort rules.
10. Breach of House Rules
Failure to comply with these House Rules may result in one or more of the following:
- Deduction from the security deposit.
- Additional cleaning, repair, replacement, or damage charges.
- Immediate termination of the stay without refund.
- Refusal of future reservations at KHAIIestate.
KHAIIestate shall not be liable for any cancellation, delay, or interruption of services caused by events beyond its reasonable control, including but not limited to natural disasters, severe weather, government directives, public health emergencies, utility failures, or other unforeseen circumstances. In such situations, management will determine any rescheduling or booking arrangements at its sole discretion.
