KHAIIestate – Terms & Conditions of Reservation
By proceeding with a booking on this website, you agree to the following Terms & Conditions set by KHAIIestate.
1. Reservation & Payment
- All reservations require full prepayment at the time of booking.
- No rooms will be reserved or confirmed until full payment is received.
- Prices shown are per room per night and include breakfast for 2 persons, unless stated otherwise.
2. Rates & Surcharges
- Room rates are subject to a surcharge of RM100 per room per night during:
- Eve of public holidays
- Public holidays
- School holidays
- Any applicable surcharge will be informed prior to payment.
3. Cancellation & No-Show Policy
- All bookings are non-refundable.
- In the event of cancellation, modification, early check-out, or no-show, no refund will be provided.
4. Check-In & Check-Out
- Check-in time: 3:00 PM
- Check-out time: 12:00 PM
- Early check-in or late check-out is subject to availability and may incur additional charges.
5. Security Deposit
- A refundable security deposit of RM200 is required upon check-in.
- The deposit will be refunded at check-out, provided:
- There are no damages to the room or property
- No house rules are violated
- No items are missing
6. Occupancy
- Room rates include breakfast for 2 persons only.
- Additional guests may be subject to extra charges and must be declared during booking.
7. Breakfast
- Breakfast provided is according to our In-house Guest Breakfast Menu. For more details, please refer to our In-house Guest Breakfast Menu.
- Breakfast is served as per resort schedule and is non-exchangeable:
- Breakfast time slot: 8 am - 11:30 am
8. Guest Responsibility
- Guests are responsible for maintaining the condition of the room and resort facilities.
- Any damages, loss, or excessive cleaning required may be charged to the guest.
9. Management Rights
- KHAIIestate reserves the right to:
- Refuse accommodation to guests who violate house rules
- Amend these Terms & Conditions without prior notice
10. Personal Data
- Personal information provided will be used solely for:
- Processing reservations
- Managing guest stays
- Internal operational purposes
11. House Rules
To ensure a peaceful and enjoyable stay for all guests, the following house rules must be strictly observed:
- No Cooking or the use of portable stoves, gas burners, or similar equipment is strictly prohibited within the room, unit, or resort premises.
- No Smoking
- Smoking is not allowed inside the rooms or units. Any violation may result in cleaning or damage charges being deducted from the security deposit.
- No Pets
- The resort is not pet-friendly at the moment. Pets of any kind are not permitted on the premises.
- Noise & Music / Quiet Hours
- Loud music, parties, or excessive noise are not permitted at any time.
- Quiet hours are from 10:00 PM to 8:00 AM.
- During quiet hours, guests must keep noise to a minimum to respect the comfort, safety, and privacy of other guests.
- Use of Outdoor Areas
- Hanging wet clothes outside the unit or placing pots, pans, camping equipment, or other unrelated items outside the unit is not allowed.
- Drying of Clothes
- Hanging or drying wet clothes inside the unit is not permitted, as this may cause damage, dampness, or hygiene issues.
- Rule Violations
- Failure to comply with the house rules may result in:
- Deduction from the RM200 security deposit
- Additional cleaning, repair, or damage charges
- Immediate termination of stay without refund, at management’s discretion
